Large Multi-Use Development Proposed for Former Building 19 1/2 Site

Plans have finally been submitted to the town’s Planning Department for what is perhaps the most wondered-about property in town.
Duffy Bros. Management Company, Inc. has submitted plans for the former Building 19 ½ site. The site plan calls for a mixed-use project, referred to as Burlington Center Village in the plans, featuring commercial space and a multi-family residential development with 26-30 condo units.
In total the plans call for 50,500 square feet of commercial space and 48,000 square feet of residential space.
According to the site plan there would be one retail building with multiple storefronts facing Cambridge Street with a second in the back of the lot roughly where the Building 19 ½ structure resides. The condos would be located on the north end of the property. All existing buildings would be torn down and new structures erected. There would be a parking area between the buildings along with walking paths connecting them (see the renderings below for a better idea).
In the cover letter for the plans attorney Mark Vaughan of Riemer & Braunstein said the developer talked numerous municipal officials, the Route 3A Committee and project abutters to help meet the vision of the revitalization program within the Town Center.
“While a variety of design concepts were presented over this twelve month-long dialog period, the fundamental components of a commercially based mixed-use program with overarching architectural themes were reinforced by all participants,” the letter states. “In response, the Property Owner has created a distinctive program which embodies the Town Center design intent with the appropriate ratio of commercial and residential programming necessary for an economically feasible and successful project.”
The developer is scheduled to appear at the May 19 Planning Board meeting for site plan approval.
